Chapel Lane

The site is located in the village of Wymondham just outside Melton Mowbray in Leicestershire.

The site contains an existing three-bedroomed dormer property with views facing the neighbouring church. We were contacted by the new owners to look at designs for an extension to turn the property into a four-bedroom family dwelling. The owners wanted to achieve a mix of open plan living, with some private spaces to house a snug and office, whilst also maximising the views over the mature garden.

The client’s preference was to use a palette of materials in keeping with the existing dwelling. The designs proposed to lift the existing roof and add a new two-storey front and side extension. The designs incorporated a mixture of timber, stone and glass to add a contemporary dimension to the property. Planning permission was granted for the extensions and alterations. Once the project was underway, it became clear that some of the existing structure wasn’t in good order and that it was necessary to rebuild some of the existing walls. With this in mind, a further application for a new build dwelling, based on the same proposals, was submitted which allowed the clients to reduce their build costs by reclaiming the VAT on the project as it was now to be rebuilt entirely.

The outcome is that the original property has now been transformed into a new stone family home which sits sympathetically in the landscape. This new dwelling delivers the contemporary look and living arrangements that its owners so desired at the outset of the project.
