Reservoir House

This site is located in the Leicestershire countryside close to the village of Old Dalby.

The site contains an old redundant reservoir previously used by Severn Trent. The site was sold our client in early 2018 and we have subsequently obtained planning for a one off dwelling.

The brief from the client was to maximize the potential of the site whilst expressing its current material and built form. In order to be sympathetic to the site it was decided early on in the process that any extensions could only be to the rear as it was important to maintain the current view from the road and not see any of the new additions.

We wanted to create a family home with 4 bedrooms and a large open plan living area maximizing the views over the protected forest to the rear. We used the footprint of the existing concrete reservoir to create a rhythm and scale to the development. The extensions to the property are largely glazed with a grass roof. The access from the inside to outside would be seamless through the use of level threshold sliding doors.

The proposed dwelling is eco friendly in its retention of the existing concrete structure and high levels of insulation in the new build elements. The natural ground provides insulation properties to the dwelling therefore, there would be reduced requirement for additional heating to the property. Natural ventilation has been used within the building and solar gains are part of the proposal to reduce the running costs of the property and increase its eco credentials.
