Ryhall and Belmesthorpe

This site is being developed for a private client who wishes to create a new-build dwelling to retire into.

The site is that of the former Ryhall and Belmesthorpe Railway Station, which served the Great Northern Railway network, accommodating both passenger and freight rolling stock. Currently, the edge of the platform is all that remains of its prior use. A number of previous applications have been made on the site but all were unsuccessful.

We were brought on board by the current client to design a single-family dwelling of outstanding design merit, which would meet the requirements of the NPPF under paragraph 131. It was deemed that it did not need to meet the criteria for paragraph 79, as it was close to the rural settlement of Belmesthorpe.

As the site needed to meet such a high design standard, it had to be reviewed by the design panel OPUN. Only once OPUN had given their backing to the scheme were we able to continue to a planning submission. The design intention was to echo the previous use of the site. We used the concept of the station and carriages to separate the private and public spaces within the house, and also as an example of scale.

The final design is proposed to have timber clad carriages and a zinc or metal clad station element. The dwelling will sit nestled into the railway cutting, creating long views down the platform.
